Another Great Back-to-School Event!

We’re excited to highlight another great back-to-school event at one of our communities!

Palafox Landing invited residents to a back-to-school cookout to help close out the summer and kick off the new school year together. It was a great opportunity for residents to enjoy good food, spend time with their neighbors, and make some memories before heading back to school.

We love seeing residents come together and our onsite teams create opportunities to build connection and community. A big thank you to the Palafox Landing team for hosting such a fun event for their residents!

RAD and RAC Advance New Affordable Senior Community in Lynn Haven

 

Exciting progress is underway at The Enclave at Northshore, a brand-new 87-unit affordable senior community currently under construction in Lynn Haven, Florida.

Thanks to the efforts of our Development and Construction teams, the vision for this community is steadily becoming a reality. The drone footage below offers a glimpse at the work taking place on site and the progress achieved thus far.

When completed, The Enclave at Northshore will provide quality, affordable housing designed to support seniors and foster a strong sense of community. The property is scheduled to welcome its first residents in Spring 2027.

Projects like this represent the collaboration, expertise, and dedication of many team members working toward a common goal. We appreciate the hard work of everyone involved and look forward to sharing future milestones as construction continues to take shape.

2026 Property of the Year Nominees

Each year, we recognize the properties that exemplify what Royal American Management is all about: strong performance, resident satisfaction, and teams that show up every day with pride and purpose. This year, we made a change to how nominees are selected.

Rather than choosing one nominee per region, this year’s nominees were determined entirely by performance metrics. To be considered, a property had to meet all of the following criteria:

  • Physical occupancy averaging 96% or above for the year
  • Net Operating Income exceeding the prior year and annual budget expectations
  • Delinquency rate below 5%
  • Positive cash flow

These standards set a high bar, and not every region produced a nominee this year. That is not a reflection of the hard work happening across our portfolio. It simply means that this year’s honorees rose to an exceptional level across every measure we track.

The POY nominees represent excellence across financial performance, compliance, resident experience, and team leadership. We are proud to introduce this year’s three nominees: Biscayne Court, Ingram Terrace, and Paradise Point!

The dedication and consistency these teams have demonstrated throughout the year is something to be celebrated. Congratulations to the staff at each of these properties for their commitment to delivering excellence day in and day out.

Pelican Pointe Hosts a Heartfelt Valentine’s Celebration

Pelican Pointe recently brought residents together for a special February activity titled “A Day to Sate Our Heart.” The event created a warm and welcoming space where residents could relax, connect, and enjoy a creative afternoon together.

The team transformed the space into a cozy atmosphere filled with quality music, painting materials, and plenty of good company. Residents enjoyed expressing their creativity on canvas while building connections with neighbors, a wonderful reminder of how meaningful resident engagement can be.

Events like this showcase the dedication of the Pelican Pointe team to fostering community, encouraging participation, and creating memorable experiences for their residents. The smiles, creativity, and camaraderie captured in the photos truly reflect the heart of the community!

Celebrating Success at Sumner Pointe & Woodland Grove!

 

We’re excited to celebrate two incredible milestones!
Sumner Pointe has officially reached 100% occupancy after a challenging lease-up — and Woodland Grove is already 100% pre-leased before opening its doors!

A huge congratulations to Regional Manager Angie Dickerson and Senior Regional Director Angela Payne for their leadership and support. We also want to recognize Community Managers Kansas Pharris and Toni Belle, along with Lease Up Specialist Rob Jones, for their hard work and dedication that made these accomplishments possible.

Celebrating The Ribbon Cutting of Salina RAD Homes

Royal American Management proudly joined city officials, community leaders, and development partner Knight Development to celebrate the grand opening of Salina RAD Homes after it’s recent rehab- a major step forward in preserving and enhancing affordable housing in Salina, Kansas.

The $23.7 million revitalization effort, led by Knight Development in partnership with the Housing Authority of the City of Salina, brought new life to 118 scattered-site units across the city. These homes include a mix of single-family residences, duplexes, row-houses, and quadraplexes. Through a blend of RAD and Section 18 funding, the development includes 24 RAD units and 94 PBV units- each upgraded to meet today’s standards of quality, comfort, and efficiency.

The renovations are more than cosmetic. Families now enjoy updated kitchens and bathrooms, energy-efficient appliances, modern HVAC systems, refreshed interiors and exteriors, and improved accessibility. With one- to three-bedroom layouts, Salina RAD Homes offers safe, comfortable housing that supports long-term stability and growth for residents.

Royal American team members Jeanne Hatten, Angela Payne, Norah Durham, Lisa Reynolds, and Janet O’Shields were honored to attend the ribbon cutting ceremony and celebrate this milestone with our partners and the community.
