Panama City’s Awards Luncheon was scheduled for March 20th, 2020. This is an event that we all look forward to and a chance to celebrate the hard and very much appreciated work from our employees. Unfortunately, due to the COVID-19 Pandemic, this year’s Luncheon was cancelled. Since the cancelation, we have continued to watch all of you excel under unprecedented circumstances. Most Improved Property – Lakewood I Apartments

What did the staff at Lakewood I do to qualify for the Most Improved Property?

Manager, Patti Masters and Maintenance Superintendent, Darrell Heath worked hard to turn units as quick as possible to reduce vacancy loss and watched their expenses to come within the budget each month. The two worked as a team to accomplish the great numbers listed below.

  1. Improved Occupancy from previous year and budgeted percentage.2019 is 98.2%
  2. 2018 was 98%
  3. NOI must be higher than previous year and better than what was budgeted.20.56% over what was budgeted
  4. 11.37% growth over 2018
  5. Audits of any type must be satisfactory or higher.
  6. Cash flow must be higher than the previous year. 2019 cash flow was $20,238
  7. 2018 cash flow was -$5444.00

 

The numbers reflect the priorities as individuals and the importance that you have placed on doing a good job. You should know that we are grateful for everything that the two of you have done at Lakewood I and you should be very proud of your accomplishments because we are proud of you!!

Fairfield Manor

Fairfield Manor is a 92 unit Senior Community lead by Manager April Ward, Maintenance Supervisor Antwan Atchison and Assistance Manager/Maintenance Tech Sherrie Whiteside.

The below triumphs show that this great TEAM is committed to showing results.

This Staff managed to maintain an average occupancy of 99% for the entire year.

They also kept their economic occupancy at an impressive percentage by maintaining an average delinquency of 1.78%.

This along with excellent management and financial understanding of the property lead to a 14% increase to their net operating income over last year and they beat their net operating income by 9%!!!
