A Shared Journey: Black and White Unity in History
This Black History Month, ACE invites you to take part in a special trivia challenge, exploring key historical moments where Black leaders and White allies worked side by side to advance civil rights and equality. Each Monday in February, The Dispatch will feature a powerful story of unity and collective action. Be sure to follow along—our final post will honor a legacy that holds special significance to Royal American Management.
Team Spirit! Corporate groups and site teams are encouraged to participate in our month-long Black History Trivia Contest. To promote team spirit, select a Team Captain and submit one entry per community or corporate department each week. Be sure to list all team members’ names on your entry. Teams can have up to eight members.

How to Enter: Read each weekly historical entry. You may also need to do a little online digging to find some of the trivia question answers. A prize will be awarded to the team with the most correct answers and luck on their side in the final drawing. Submit your team’s answers the same day it was posted by close of business to ACE@royalamerican.com. Each day of correct answers earns your team a prize drawing entry—for up to 4 chances to win!
We are thrilled to celebrate the outstanding achievements of two employees for their exceptional performances in recent secret shop evaluations conducted by Validate! Sebastian, Leasing Consultant at Reserve at Kanapaha, and Wyatt, Community Manager at Hunters Run, truly stood out during their secret shop evaluations, and we couldn’t be more proud to highlight their exceptional efforts. Since employees are unaware of when they are being evaluated, their high scores reflect the consistent excellence they bring to their work every day.
Royal American uses mystery shopping to train site employees because it provides an unbiased, real-world perspective on how their staff interacts with future residents, allowing them to identify areas where employees need additional training, reinforce positive behaviors, and ultimately improve the overall customer experience by addressing potential service gaps that might not be apparent through regular supervision.
The near perfect scores earned by the Wyatt and Sebastian at Reserve at Kanapaha and Hunters Run, speaks volumes about their dedication and professionalism. These achievements are not only a testament to their individual excellence but also reflect the culture of service and care that defines both Reserve at Kanapaha and Hunters Run. Both properties, located in Gainesville, are setting a remarkable standard in apartment community service. Congrats teams!
Our next Town Hall is happening tomorrow, Wednesday, January 29th from 1:00–2:00PM Central (2:00–3:00PM Eastern). Our RA University Townhall will be hosted by the Training Department and will feature Patrice Walker, along with other members of the Compliance Team! They will be discussing third party verification of income, MOR prep and responses, expired certs, and more!
If you work with HUD or RD properties, you will learn a lot from this training. Don’t forget to call in!
