Orlando/Central Florida Annual Manager/Maintenance Awards – 2019
With COVID -19 dominating our lives and conversations, the annual Manager/Maintenance Awards Luncheon scheduled for March 26, 2020 had to be cancelled. Royal American Management and the entire Orlando/Central Florida area team would like to officially recognize the major accomplishments of our team in 2019.

Most Improved Property – The Park at Palm Bay
The Park at Palm Bay was new to Royal American in late 2018 with a takeover that took place in the aftermath of Hurricane Michael. After some staff change, Axel Birriel, Community Manager, joined the RAM Family in August 2019 and along with Assistant Manager, Maggie and former Leasing Consultant, Kerstlin (who has recently promoted to Compliance Department) they ended 2019 with YTD Occupancy at 99%. Axel engaged the entire staff and focused their efforts and knowledge to improve and enrich The Park at Palm Bay. They lowered delinquency and vacancy loss by actively preleasing and Guilberto, Maximo, and James worked extra hard to turn all units in record time! The staff evolved into a strong team and the moral was high to accomplish these goals. The staff embraced RAM as their new Family, not just the new Management Company. These combined reasons are why The Park at Palm Bay earned the title of Most Improved Property in Region 16.

JOURNET PLACE!
Journet Place is a 108-unit Senior Community lead by Community Manager Calesian “Cece” Harris, Maintenance Supervisor Nicholas Lowe, Assistant Manager Sara Heyden and Porter Jamal Brooks.
The team has maintained an average occupancy of 99% for the entire year.
They kept their economic occupancy at an impressive percentage by maintaining an average delinquency of .55%
This along with excellent management and financial understanding of the property lead to a 27.44% increase to their net operating income over last year and they beat their net operating income by 16.86%!!!
