We had an exciting and inspiring week at our 2024 Annual Achievement Awards in Panama City! With our Regional Managers, Regional Directors, and RVPs gathered, it was a time to reflect, recognize, and reconnect. This year’s theme, “Rooted in RAM,” reminded us of the strong foundation we’ve built together and the incredible people who help us grow.
We’re thrilled to announce that Village Allapattah II has been named Property of the Year, Vanessa Erazo was named Regional Manager of the Year, and our amazing Human Resources team earned Support Department of the Year! We also celebrated many standout individuals who went above and beyond in 2024. We’re so proud of the dedication, teamwork, and heart that defines our RAM family. Here’s to building on that foundation for an even stronger year ahead!

We’re proud to celebrate the continued success of our RAMP participants in Miami! On May 13 and 14, the fourth phase of the program was held at City Crossings Apartments, where six dedicated team members completed another important step in their professional development journey.
Led by Lori Agudo, the two day training was packed with learning and meaningful engagement. Participants were actively involved, asking thoughtful questions and showing great enthusiasm for the course content. At the close of day two, each participant received a certificate of completion, marking their progress through the RAMP curriculum!
Technical training was also provided as part of this phase, with David Speed leading two sessions to support the team’s hands-on learning. Feedback from the class was overwhelmingly positive, with many participants expressing their gratitude for the opportunity to grow their skills and careers with Royal American.
Graduation for the Miami cohort is coming up in June, and we look forward to celebrating their accomplishments soon!
Royal American Construction believes that strong communities are built both on and off the job site. That’s why they are proud to support Bay County Youth Athletics (BCYA) — a local organization that creates opportunities for kids to grow, play, and connect through sports.
BCYA provides a fun, inclusive environment where children of all skill levels can learn the value of teamwork, develop athletic skills, and build confidence, all while enjoying the game. Through this sponsorship, Royal American Construction is helping ensure that these young athletes have access to the equipment, coaching, and facilities they need to succeed.
Supporting youth development through sports is one small way we can make a lasting impact in the communities we serve!

We are thrilled to announce that Village Allapattah II in Miami, Florida has been named Property of the Year! This incredible achievement was celebrated in Panama City at our Annual Achievement Awards, where Community Manager Sandra Olivia, overcome with emotion and joy, graciously accepted the award on behalf of her team. Congratulations to everyone at Village Allapattah II!
This prestigious honor represents the culmination of a detailed evaluation process led by our Regional Vice President (RVP) groups, resulting in three standout finalists from across our organization.
Each regional nominee was evaluated based on the following key performance criteria:
-
A physical occupancy average of 96% or higher for the entire year
-
Net Operating Income exceeding both the prior year’s results and the annual budget
-
Delinquency below 2%
-
Above-average results on all inspections
-
Exceptional staff attitude with minimal turnover
Village Allapattah II’s Regional Manager, Genesis Rodriguez, shared the following words about the team:
“Achieving high occupancy, exceeding rent collection goals, and increasing NOI over the course of an entire year is no small accomplishment. It requires strategic planning, consistent execution, and above all a team of individuals who are deeply committed to their work. This success is a direct reflection of exceptional leadership. It speaks volumes about Sandra Oliva, a property manager who not only sets high standards but continuously inspires her team to meet and exceed them. Her unwavering dedication and steadfast focus on both community well-being and operational performance have been instrumental in driving these impressive results. Of course, no great achievement happens in isolation. Behind every high-performing property is a team of passionate, dependable professionals who show up every day with excellence in mind. Losandra Miller, Daimelys Malvarez, Miguel Mezerene, Felix Gonzalez, Orquidea Garcia, and Mirta De La Cruz are those individuals. Through every challenge and success, they work together with integrity, pride, and purpose.
It is because of this collective commitment that Village Allapattah II stands out not just as a high-performing property, but as a truly exceptional community. The residents themselves are proud to call it home, and that is the highest honor of all. This is what can be accomplished in just one year when passion, teamwork, and strong leadership come together. Congratulations to Sandra and the entire team for setting the standard and showing us, what excellence truly looks like.”
