We are thrilled to share that four of our properties have been recognized in the prestigious Kingsley Excellence Awards, making the Top 100 in the nation! This is a testament to our commitment to providing exceptional living experiences for our residents.

Congratulations to:

  • Southern Anchor – Ranked #17
  • Pine Meadow – Ranked #36
  • City Crossings – Ranked #81
  • City Heights – Ranked #85

The Kingsley Excellence Awards, established in 2018, honor properties that exceed Grace Hill’s Kingsley Index for overall resident and tenant satisfaction. Each year, the Elite 5 and Top 100 highlight multifamily communities that go above and beyond to deliver outstanding service, ensuring a superior living environment for their residents.

We are proud of our teams at these properties, whose dedication and hard work continue to set the bar for excellence in our industry. This recognition is not just about rankings, it’s about the people, service, and commitment that make our communities feel like home.

Monday, February 17 – Community Manager, Desiree Marin and the Suwannee Point Team partnered with the Suwannee River Regional Library for an exciting youth literacy event.

Special guests Lori Brosseau (Youth Services) and Amy Osborne (Public Services Manager) read three cat-themed stories, sparking interaction with questions like “Where’s the cat hiding?” and laughing at a story about a cat that got sick eating too much candy.  The kids eagerly participated– clapping in rhythm, repeating lines, answering questions and sharing their thoughts.

Families bonded over books, got creative making bookmarks and coloring cat-themed pages after story time.  The event ended with a pizza lunch, making the event a purr-fect success! Desiree says the group is already planning to meet again next month.  Thanks Suwannee Pointe Team and River Regional Library for creating such a fun and educational experience!

We are thrilled to celebrate the outstanding achievements of two employees for their exceptional performances in recent secret shop evaluations conducted by Validate! Sebastian, Leasing Consultant at Reserve at Kanapaha, and Wyatt, Community Manager at Hunters Run, truly stood out during their secret shop evaluations, and we couldn’t be more proud to highlight their exceptional efforts. Since employees are unaware of when they are being evaluated, their high scores reflect the consistent excellence they bring to their work every day.

Royal American uses mystery shopping to train site employees because it provides an unbiased, real-world perspective on how their staff interacts with future residents, allowing them to identify areas where employees need additional training, reinforce positive behaviors, and ultimately improve the overall customer experience by addressing potential service gaps that might not be apparent through regular supervision.

The near perfect scores earned by the Wyatt and Sebastian at Reserve at Kanapaha and Hunters Run, speaks volumes about their dedication and professionalism. These achievements are not only a testament to their individual excellence but also reflect the culture of service and care that defines both Reserve at Kanapaha and Hunters Run. Both properties, located in Gainesville, are setting a remarkable standard in apartment community service. Congrats teams!

On August 21st, we observed National Senior Citizen Day at Enclave at Lake Pointe, a day dedicated to honoring and appreciating our wonderful residents. It was a special occasion that allowed us to celebrate their memories, wisdom, and the unique experiences they’ve shared with us.

The event was filled with joy as live music played, delicious lunches were served, and each resident received a personalized gift to take home. Beyond the festivities, it was a day to foster meaningful conversations, create a strong sense of belonging, and ensure that every resident felt truly valued.

This celebration was a true team effort, with contributions from every staff member and even some of our residents, making the day an unforgettable experience for all.

Imagine an apartment complex that saves you money on utilities, offers a healthier living environment, and even reduces your impact on the planet. That’s the promise of National Green Building Standards (NGBS) which defines green building for single and multifamily homes, residential remodeling, and site development projects. Green building practices aren’t exactly breaking news, but our development and construction teams have been champions of sustainability in the affordable multifamily sector for nearly a decade!

So what is NGBS? It is a comprehensive rating system for sustainable construction. It goes beyond just energy efficiency, encompassing six key areas:

  • Energy Efficiency: Think proper insulation, high-performance windows, and efficient appliances – all leading to lower utility bills for residents.
  • Water Efficiency: Low-flow faucets and showerheads, as well as water-saving landscaping, mean less water waste and potentially lower water costs.
  • Resource Efficiency: NGBS encourages using recycled materials and minimizing construction waste, making the building process more eco-friendly.
  • Lot Development & Site Design: This promotes walkable communities with easy access to amenities, reducing reliance on cars.
  • Building Operation & Maintenance: Clear guidelines ensure the building continues to function efficiently over time.
  • Indoor Environmental Quality: Proper ventilation, use of low-VOC paints, and other measures create a healthier living space for residents.

By incorporating NGBS, our development (RAD), construction (RAC), and management (RAM) teams create communities that are not only good for residents’ wallets and health, but also for the environment. National Green Building Standards offer a win-win for affordability and sustainability, paving the way for a greener future for all.
