Atlanta/Jacksonville Awards Luncheon was scheduled for March 19th, 2020. We all were looking forward to this time of celebration to honor the amazing efforts and accomplishments of 2019. Unfortunately, due to COVID-19 we were forced to cancel our plan but now more than ever we want to be sure that your hard work and dedication to Royal American does not go without the recognition that you deserve!

What did the staff at Lakewood I do to qualify for the Most Improved Property?
Laurie McEntyre and Shawn Suhrie worked tireless to ensure that Highland Manor operated and exceeded the 2018 performance. This was accomplished with teamwork, communication, diligence in following RAM policies and procedures.
- Improved Occupancy from previous year and budgeted percentage.2019 is 98%
- 2018 was 97%
- NOI must be higher than previous year and better than what was budgeted.3% over what was budgeted
- 10.97% growth over 2018
- Audits of any type must be satisfactory or higher.
- Cash flow must be higher than the previous year. 2019 cash flow was $234,431
- 2018 cash flow was $185,747

Nantahala Village
Nantahala Village is a 56 unit LIHTC Community lead by Manager Angie Brock, Maintenance Supervisor Jeff Hamler, Leasing Consultant Tanya Varela and Maintenance Technician Chris Winchell.
This team has received this nomination every year since coming to the RAM family in 2016. They truly take ownership of the asset they are responsible for and it shows in the numbers they continue to put out year over year. Below is a snapshot of their 2019 accomplishments:
This Staff maintained an average occupancy of 99.4% for the entire year.
They have accomplished an astonishing feat on an unsubsidized family property and maintained an average delinquency of ZERO PERCENT for all of 2019.
This along with excellent management and financial understanding of the property lead to a 10.57% increase to their net operating income over last year and they beat their net operating income by 24.53%!!!
A huge shout out and thank you to the amazing team at Nantahala Village for their outstanding achievements and accomplishments!
