Deni McMillen – Compliance Specialist

I have been with Royal American since December of 1992 when I started as the Property Manager of Southwest Villa Apartments in Jacksonville, FL. This is a 61-unit RD property. In 1994 I left Jacksonville to be the Property Manager of Lake Butler Apartments in Lake Butler, FL. Lake Butler is a 48-unit RD/HUD Section 8 property. The position at Lake Butler was only a part-time position so in order to be a full-tim eemployee I also assisted the manager at Orangewood Apartments and Southern Villas of Starke both in Starke, FL. Orangewood is a 46-unit RD/Section 8 and Southern Villas is a 36-unit RD property.

Subsequently, the Property Manager at both Starke properties moved on and I became the Property Manager of all three properties.

In 1998 my husband and I bought a home in Interlachen, FL., which made my commute to work a 50-mile drive. This led me to search for a position closer to my new home. I soon learned the position of Assistant Manager at College Arms in Palatka, FL was available and transferred. College Arms has two phases, Phase I is a 94-unit HUD Section 8 and Phase II is a 14- units RD/HUD Section 8.

I worked in this position until my transfer in November of 2022 to join the Affordable Compliance Department.

I have enjoyed all my positions with Royal American and have learned so much. My transfer to the Compliance Department was possible due to all the skills I acquired as both an Assistant Property Manager and Property Manager through my years with RAM.

 

Angela Malone: Affordable Compliance Specialist

I have been employed with Royal American Management for over 22 years. I spent 19 at Trenton Apts and 2+ at Alachua/Sherwood Oaks. I moved full time to the Affordable Compliance Department on March 1, 2022. My husband and I have been married for 4 years and between the 2 of us we have 4 children. My two daughters have grown up in the RAM family. I love going to the beach and listening to the sound of the waves, that is my favorite way to relax.

 

 

 

 

 

Lori Jordan: Affordable Compliance Specialist

My name is Lori Jordan I started with Royal American Management 10/17/2016 as property Manager for a HUD/RD property in August of 2017 I became the manager of a Tax-credit property while still running my other 2 properties. My 2nd year I got most improved property for Heritage along with several other award’s. I was Area Manager for a little while, but I had my Oakdale property that was not doing as good as it could, so I dropped back down to property manager and got Oakdale up and doing great. I got several awards for Oakdale. I decided in 2022 I wanted a bigger challenge, so I transferred to compliance. I love the change. I am married to my wonderful husband of 14 years we have 5 children and 12 grandchildren one grandson that is 9 that we raise. I live in the small town of DeFuniak Springs and with my new position I get to travel and see more places and I love it. I love working for RAM and cannot see me anywhere else.

 

 

 

 

Ashley Pietro: Affordable Compliance Specialist

I have been at Royal American Management since January 2019 in the Affordable Compliance Department.  I work mainly with HUD and some RD.  I have been responsible for coordinating, preparing for and attending the Management Occupancy Reviews at the properties, maintaining and coordinating EIV’s, preparing funding documents and budgets, renewing and maintaining Duns/Sams, preparing and submitting monthly HUD vouchers, preparing subsidy payback agreements and many special projects.

 

 

 

 

 

 

Donna Robinson: Compliance Specialist

Donna Robinson is a Senior Compliance Specialist with Royal American. She is assigned to the Panama City Corporate Office and works for Royal American in the Virgin Islands as part of her portfolio. She began her career at Royal American as an Assistant Manager at Lovenlund Apartments on St. Thomas with an amazing view of the internationally recognized Magen’s Bay.  Her previous experience includes positions at Georgia Department of Community Affairs as a Family Housing Counselor, former licensed Real Estate Agent specializing in Commercial Property Management and Sales as well as work with Community Connection of Northeast Georgia.

 

 

 

 

 

Brenda Shepherd: Compliance Specialist

I was a property manager for several years where I worked with PHA’s, HUD, RD, TC and HOME units. I have the HCCP certificate and hope to have several more in the future. I’m the mom of 4 and grandmother of 7. I enjoy reading and I love crafting. I look forward to a fulfilling career with RAM and the entire compliance team.

 

 

 

 

 

 

Brenda Fuller: Compliance Specialist

Joined RAM in July of 2022 as compliance specialist and attends to all types of Federal funding to include HUD, LITHC, RD, BOND, and HOME. Prior to RAM I worked in compliance for 2 years and was a multi property manager with 4 sites for 8 years for Tax Credit and HUD combo properties with 811 and market units. As a property manager received 2 compliance awards for accurate files , most improved property , and rising star based on my performance and knowledge as a new manager.

 

Graduate of Alfred College with a degree in business management and a minor in social work
