Nikki Lumsden Winecoff: Senior Compliance Specialist

Ms. Winecoff is responsible for senior compliance at Royal American, attending to all types of Federal funding, including LIHTC, HUD, RD, Bond, HOME, etc. She began her career with Royal American in 1999 as an assistant manager and has also served as a regional manager. She has been a member of RAM’s compliance team since 2003.

She is HCCP (Housing Credit Certified Professional) certified with the National Association of Home Builders, C16P (Certified Credit Compliance Specialist) with Spectrum, and COS (Certified Occupancy Specialist) certified with the National Center for Housing Management. Ms. Winecoff is knowledgeable in compliance in multiple states.

She graduated from the University of North Carolina at Charlotte with a Bachelor of Arts Degree in Sociology, and also from Strayer University with a Master’s Degree in Business Administration.

Nikki is married to her high school sweetheart, and they have a son who just began 9^th grade. They have 2 golden doodles, Shadow and Ripley, and various chickens! They have a farm where they collect vintage fire trucks and tractors, and where they hope to begin building their dream house in the near future.

Nadine Richard: Senior Compliance Specialist

I started my property management career when I was hired temporarily as a Haitian Creole Translator during a lease-up. My willingness to learn the tax credit program and help out with other tasks when needed landed me a full-time position as a leasing consultant. I joined the Royal American family in 2009 and was promoted to compliance specialist in 2012. I graduated from the University of South Florida in Tampa with a bachelor’s degree in Management Information Systems. I hold the following designations: Housing Credit Certified Professional(HCCP) and Certified Occupancy Specialist(COS).

Tracy Hermsmeier: Senior Compliance Specialist

Tracy Hermsmeier, I am a Senior Compliance Specialist with Royal American. I was hired by Royal American in November 2021. I started my Compliance career with the Hall Group in Dothan Ala. back in 2013. My portfolio covers all types of Federal funding including LIHTC, HUD, RD, Bond, and HOME, and covers multiple states. I have a C3P Certification through Spectrum.  I began my career in Compliance almost 10 years ago.
