Blue Water is a 36-unit tax credit community located in Tavernier, Florida (the Florida Keys) offering 1, 2 & 4 bedroom apartment homes. Their stats, excellent customer service skills, witty, funny and helpful personalities all combined and made the perfect recipe for the 2021 Property of the Year Award!  It is no easy task to excel in all five categories required for Property of the year; occupancy, collections, positive NOI, NOI growth and positive cash flow. All of these reviewed closely for a chance at being nominated and Blue Water excelled in every category!

Arriving onto the site, you immediately notice how happy residents are and how much community pride there is! The staff keeps open communication amongst themselves and that carries beyond just the normal office/maintenance conversations held day to day. The staff at Blue Water is looped in on every operational aspect of the site. Rachel Burke the Community Manager and Maintenance Superintendent Yusnier Fernandez; have made Blue Water one of the most beautiful sites to manage and visit while in the Florida Keys. Whether a Fish Fry event is on the calendar, an owner visit is in the works, or a Regional Quarterly Assessment visit is happening, the staff is always very pleasant and inviting.

Rachel Burke’s drive to excel in superb customer service and site operations have led to the property’s many achievements.  With hectic schedules and deadlines, Rachel still manages to never skip a beat! Yusnier Fernandez outwardly shows his pride in his work and his love for the key’s community. His can do & will do attitude has led Blue Water to shine inside and out. On top of his winning work ethic, Yusnier is always brightening the day with stories of his latest camping /fishing/family trip or those he has planned for the future!  When your visit comes to a close, it’s not unusual to leave with not only a great experience, but with a pie or fish dish in hand. Their hospitality is unmatched and truly appreciated.
